I will preface this by saying that this is not legal advice. You should consult with a lawyer before acting.
Having a roach problem usually violates the implied warranty of habitability. If you're trying to get a deposit back, you can see a lawyer and have them write a basic letter informing your landlord of their violation and demanding the cancellation of the lease, as well as a return of the deposit. Otherwise, just leave. It's on the landlord to sue. It'll go to small claims court, where people usually just represent themselves.

OakWe haven’t paid the rent for July yet since we can’t access our paychecks in the mailbox. Now they added on late fees and sent a email through another company demanding payment and threatening eviction.
