So on my college campus I have to pay rent at my dorm. My aid covers a lot of it but not all of it. On top of this, I have to help my mom with the rent at home. So while in paying rent at two separate places, financial aid helps my expenses on campus.

Dam, honestly id just look at an apartment since you're covering rent on top of the lease.
Go option 1 for sure. You don't know how long your mom can keep the job (due to Layoffs or whatever) or hopefully option 2 is still on the market when you can make that deposit without messing up your financial.
That 1 deposit is 2 months of rent at option 1

Trust, I shared my room with my brother until I left for school at 18. Just wanted to be sensitive in case there were any physical or mental disabilities, never want to assume
