Yes usury or money lending is illegal in Islam. The banks you mentioned all do exactly what I just said they collect fees in exchange for their services and then redistribute the net total of their fees collected in a year to bank account holders

You get like 12% interest on whatever amount of money you have in your savings. Iranian bank interest rates are higher than most other countries. Thats cause iranian Rial aint worth s***.

The money you get back aint derived from fees collected or even the investments the bank has made. It's derived from the money the central bank prints based on nothing. That's one of the reasons why there is a 25% inflation rate in Iran. The central bank has to keep printing money cause corrupt banks run by the government keep loaning millions without getting any of it back to ayatollahs sons in charge of "import" "export" n other industries. The banks dont even get paid back the money they loaned let alone the interest because those guys got immunity and can't be touched.

Lets say you want to buy a house and you get a loan from an iranian bank. Do you think that the Iranian bank is not going to charge you interest because it is against Islam?

Mortgages in Iran are different from the west where there is no money lending taking place. Instead the bank agrees to buy the property on your behalf taking sole ownership of the asset where you in return agree to a fixed payment plan where you will essentially pay the bank monthly for "rent" until you have paid back the entirety of the agreed upon amount.

There are so many instances of corruptions exposed and then sweeped under the carpet in Iran. Many of them now live luxerious lives in the states and canada... sometimes s*** gets so bad that they get exposed.

Yes the net total of your "rent" payments while the property is owned by the islamic bank will be greater then the price the bank bought the property for.

However this is not really the same as American mortgages where its a purely monetary loan because the bank is taking ownership hence taking responsibility for the property meaning they have to be much more careful and jurisprudent which is in theory supposed to prevent asset price bubbles from forming like they did in 08 in America.
