Irving park, which again is in the city, just on the nw side. No different from anywhere else in the city, from Rogers park to englewood to hegewisch

15 minutes by car to downtown Chicago

Not during peak hours but I would take the blue line anyway. Now I live in river West which is centrally located and we can walk everywhere. It’s actually in the “D” (downtown) zoning district too according to the city. But I love it here a lot more, lots of old industrial loft conversions and obv the proximity to everything.
