like even when u use a productivity argument (or any argument based on economical reasons), these arguments are still dripped in moral and ethical presumption (why is productivity a good in itself?, if it raises the living standard of the masses why does this matter?)
also economical logic has been used to justify colonialism and other atrocities, whole beginning of international law between the church and spain/portugal colonization was giving colonizing rights to these countries based on arguments like the natives lacked productivity and weren't using their land to the fullest potential (which also had its moral presupposition).

that's what I've done with my house back in the us @op gave some friends a lowkey screaming deal coz I knew they would treat the property well, water the garden n whatnot, plus they just got married.
in a year they've managed to save up enough to start searching for a house they'll start a family in since mines tiny. and now I'm starting the process of selling to another friend of mine at market rate and she will live in it, not rent to anyone else. I feel fine about all of this

rent is viewed as exploitation not because of any specific price but the relation of dependence between tenant and landlord and the laden exploitation that goes along with that relationship to maintain the class position.
assuming we are talking about the average “mom and pop” or indie landlord, not the amorphous ambiguous private equity firms buying up mass assets m, your position as a landlord is probably pretty precarious
Meaning they have a high risk in losing that due to taxes, interest, inflation, other capitalist, general expenses, so they have to keep their prices at a rate which gives them a small amount of profit while remaining competitive amongst other small landlords.
Doing what op hypothetical says would see any profit the small landlords make be quickly eaten up in those above expenses and he/she would quickly no longer function as a landlord and would be a proletariat

What if the home in question is my family’s and I have no wish to profit off it: I simply want it kept preserved by a family who cares and not sold to block management. I have other sources of income, so while my status as a landlord is precarious, it isn’t of concern to me?

if you’re not looking for a profit and you are just letting them stay there then you aren’t functioning as a landlord in the first place. You are not extracting anything off their labor
